What is a mold assessment, and how is it different from mold remediation?
A mold assessment is an inspection and testing process that identifies whether mold is present, what type, and how extensive the problem is. Remediation is the physical cleanup and removal. BioRx Environmental performs assessments only — we don't remediate — which keeps our findings independent and free of conflict of interest.
Do I need a lab test, or can mold just be identified by looking at it?
Visual identification alone can't confirm the mold species or air quality impact. A proper assessment includes air and/or surface sampling sent to a third-party laboratory, giving you documented, defensible results — important for insurance claims, real estate transactions, and legal matters.
How long does a mold assessment take?
Most residential assessments take 1–2 hours on-site. Lab results typically return within 3–5 business days, though rush processing is available for time-sensitive situations like real estate closings.
Does homeowners insurance cover mold?
It depends on the cause. Most policies cover mold that results from a covered peril (like a sudden pipe burst) but exclude mold from long-term leaks, humidity, or maintenance issues. A documented assessment helps establish the cause and supports your claim either way.
I'm buying or selling a home — do I need a mold inspection?
It's not required, but it's strongly recommended, especially in Florida's humidity. A pre-listing assessment can help sellers address issues before they become negotiation points; a pre-purchase assessment protects buyers from inheriting a hidden problem.
What's the difference between a mold assessor and a mold remediator?
In Florida, these are two separate licenses, and state law (468.8319) prohibits the same company from performing both assessment and remediation on the same job — this is meant to prevent a conflict of interest. BioRx Environmental holds an assessor license only (MRSA #5445), so our reports are independent of any remediation upsell.

What do I do after I get my assessment report?
Your report will include a recommended scope of work. You can share it with any licensed remediation contractor to get quotes — you're never obligated to use a specific company, and we don't refer you to one to avoid any conflict of interest.
